Team of Seven
We’re not a solo operation, and not even a duo – our team consists of seven members. This ensures that we have the capacity to address issues promptly as they arise and provides the flexibility to cover for each other in case someone is unavailable.
Properly Insured
As insurance costs continue to rise, an increasing number of companies are opting to forego coverage. We carry general liability as well as errors and omissions insurance. While we sincerely hope that the need for insurance never arises, we understand that importance of fiscal responsibility in your decision-making process when choosing a service provider.

We will have your property professionally photographed. Your property will then be listed on our website and syndicated out to other rental websites. It will also be listed on MLS for local realtors to see. From MLS it will be syndicated to additional rental websites for maximum exposure. Your property will then be listed on Facebook and our other social media channels. If someone is looking for the type of property you have, they will find it with an easy online search.

Yes/No - You get to choose if you will allow pets or not with the exception of service animals as they are not considered pets under State and Federal Fair Housing laws. Should you allow a pet there is a $250 nonrefundable fee per pet paid before move-in. (Fee does not apply to service animals)

No - at this time we are not set up to accept vouchers.

Unfortunately, we do not allow home warranties. We have found that most home warranty companies do not work with property managers and therefore, you as the owner must be involved.
Going through a warranty company will most likely extend the time it takes for repairs to be completed, which often times leads to a bad tenant experience and in some cases additional tenant credits to compensate for the inconvenience.

We make every effort to use your preferred vendors. They do however have to qualify and complete one of our vendor packets. We work to make sure all of our vendors are property licensed and insured.

This is specific to every property but the biggest items we are looking for before we take over management are:
Professionally cleaned property (we have several cleaners to recommend) – If we provide to a new tenant an extremely clean property, we can then charge against their security deposit when they move out to have the property professionally cleaned if it's not to our standard.
Any maintenance items that need to be addressed taken care of before a tenant moves in.
If applicable have the yard cut, bushes trimmed, weeds removed, etc.

Yes - this is the only way we pay our owners. We will collect direct deposit instructions from you once we have a signed management agreement.

We do our very best to pay our owners by the 10th of the month.

Each month, when you receive your payment, you will receive an owner's statement. This statement will include rent received, maintenance fees, repairs, etc. We send out a 1099 form and an annual statement at the end of the year. You can access everything 24/7 on the owner’s portal.

We look at similar properties that have rented in the area in the last 6 months along with the current inventory of properties available for rent. From there we consider the condition of your property, the view, features, upgrades etc. The price we recommend is not the final price – you as the owner can set this – but we do highly recommend you go with the price we suggest, to give you the best chance of getting your property rented within a reasonable timeframe.

We will sign whatever period works for you as the owner. Some owners will rent for as little as 7 months and others require 2 years. (Be sure to view any HOA and/or Condo rental rules)

You are able to see a sample lease under the Owner’s Resources tab. Once we have a tenant and fully signed lease for your property we will upload the fully signed lease to your owners portal for easy access. Per our management agreement you will not be signing the lease we are able to sign them on your behalf.

Rent is collected from the tenants using an online portal. Should a tenant have a bounced payment or pay after the 3-day grace period they will no longer be able to pay online, they will have to submit a money order/cashier's check to our office to shorten the processing time. After 2 late and/or returned payments, the tenant will be required to pay with certified funds until a good payment history can be re-established.

It’s usually equal to 1 months’ rent but can be more depending on the tenant’s credit, rental history, and background check. Should your property rent for under $1,000 per month the security deposit will be a minimum of $1,000.

CrossView Property Management holds the security deposit in a separate account.

Each tenant has a 3-day grace period to pay. If they haven’t paid by the end of the grace period, the appropriate notice to pay will be placed on the property. Should the tenant not comply with the notice then steps towards eviction will be started.
