WHAT IS TENANT PLACEMENT?

This is a service provided by certain property management companies, catering to owners who prefer managing their property’s day-to-day affairs but seek professional support in tenant acquisition. The typical services offered by such companies encompass advertising, tenant screening, and lease agreement management. Once the tenant has signed the lease and paid the security deposit, all further responsibilities are transferred to the owner.

  • Creating effective property listing

    Advertising the rental property on various platforms to attract potential tenants

  • Conducting background checks on prospective tenants

    Verifying rental history and employment information (if applicable)

  • Drafting and finalizing the lease agreement between the property owner and the tenant

  • Once the tenant is successfully placed, we hand over the security deposit along with all management responsibilities to the property owner

  • Should a tenant we’ve placed express interest in a lease renewal, we can aid in facilitating the signing of a new lease and conducting a property walkthrough.

  • For tenants placed by us, we can conduct a property walkthrough at various times, such as move-in, move-out, or as per your preference. The walkthrough will entail a comprehensive report accompanied by photos.

YOUR RESPONSIBILITY

  • In Florida, not only is it mandatory to keep security deposits in a Florida bank but there are also specific regulations on the type of account and disclosures you must make to a tenant. It is crucial to acquaint yourself with the laws governing the return of security deposits and procedures for claims against them. Be well-informed, as tenants ae likely familiar with these laws and may leverage them to their advantage.

  • It’s important to establish a plan for both move-in and move-out inspections with your tenants. Thoroughly documenting these inspections will significantly impact how you address any claims related to the security deposit.

  • What is your strategy for managing rent payments? Will tenants mail their rent, make direct deposits, use Venmo, or opt for another method? Do you have a reliable system to track payment timelines? In the event of late payment, what is your plan of action? It’s essential to establish these procedures before placing a tenant in your property. Not establishing a plan here could cost you should you need to file an eviction.

  • Property emergencies often arise evenings and weekends, emphasizing the need to establish a communication channel for tenants during these periods. Ensure you have a well-thought-out plan for instances when you are traveling or unavailable.

  • After placing the tenant, we exchange contact details between the owner and tenant. All subsequent communication will occur directly between the owner and the tenant.

  • We will have your property professionally photographed. Your property will then be listed on our website and syndicated out to other rental websites. It will also be listed on MLS for local realtors to see. From MLS it will be syndicated to additional rental websites for maximum exposure. Your property will then be listed on Facebook and our other social media channels. If someone is looking for the type of property you have, they will find it with an easy online search.

  • We look at similar properties that have rented in the area in the last 6 months along with the current inventory of properties available for rent. From there we consider the condition of your property, the view, features, upgrades etc. The price we recommend is not the final price – you as the owner can set this – but we do highly recommend you go with the price we suggest, to give you the best chance of getting your property rented within a reasonable timeframe.

  • We will sign whatever period works for you as the owner. Some owners will rent for as little as 7 months and others require 2 years. (Be sure you know any HOA/Condo rules should those apply)

  • You will sign the lease but CrossView Property Management will have it drafted and help facilitate getting it fully signed.

  • It’s usually equal to 1 months’ rent but can be more depending on the tenant’s credit, rental history, and background check. Should your property rent for under $1,000 per month the security deposit will be a minimum of $1,000.

  • You will need to hold it in a Florida bank. (It cannot be mixed with your other funds)

  • Yes or No. You get to choose if you will allow pets or not with the exception of service animals as they are not considered pets under State and Federal Fair Housing laws. Should you allow a pet there is a $250 nonrefundable fee per pet paid before move-in. (Fee does not apply to service animals.)
